Grand Cenia hotel residence - Grand Cenia hotel and residence - 25-storey residential and commercial project that occupies a 4211 sqm lot located along the corner of Archbishop Reyes and Solon Street, just across Cebu Business Center,prime location since almost all major location is within its reach the architecture of the building’s interior is mainly European in theme with clean lines that inject a “minimalist” sense to the space commercial areas on the 1st – 3rd floors parking areas on the basement, 4th, 5th and 6th floors amenities and facilities are at the ground, 6th, and 7th floor.


Two products are offered - the condotel units and the residential condominium units. The condotel units are 24.5 square meter hotel rooms available for purchase. These condotel units will be furnished and brought into a rental pool. All the units within the pool will be managed and operated as part of a fully functional hotel. We are currently looking to tie-up with Aston Resort International, an internationally renowed hotel and resort operator, for the hotel operations of the project. The proceeds generated from the hotel operations, basically from renting out the pooled units, will then be subdivided to the condotel owners quarterly on a per square meter basis.

The residential condominium units are for long-term residential end users. 1 bedroom, 2 bedroom and 3 bedroom units are available. Residents shall enjoy the project's strategic locaiton rigth at the heart of the commercial and business district, its proximity to good schools, as well as all the advantages of condominium living complete with amenities and a sweeping view of the business center and the surrounding mountains.

The Grand Cenia Hotel and Residences building will be a 25-storey tower with a single basement.

Basement - The dual basement levels will house parking slots, hotel back of the house, sewage treatment facilities water tank.

Office/Commercial Floors - There will be 3 floors of commercial spaces (portions of the Ground Floor, the 2nd floor and the 3rd floor). The hotel lobby, front desk area, business center, reception area of the residential condominium, restaurants, as well as the generator set will be situated on the ground floor. The 2nd and 3rd floors are allotted for offices and a possible call center or casino area.

Podium Parking- There will be 3 floors of designated parking spaces (the 4th, 5th and 6th levels). These floors will service the hotel guest parking requirements together with the residential condominium units, individual parking allotment. Portions of the 6th floor are also allocated for function rooms hotel back of the house, generator set and transformer.

Condotel Floors-There will be 11 floors allocated as condotel floors, later to be used for hotel operations (from the 7th to the 18th floor). These floors will feature the studio type condotel units. The 7th floor will serve as the main amenity floor, where the swimming pool, kiddie pool, swimming pool deck, landscaped area and funciton rooms /hotel coffee shop are located. These facilities will be for the use of both the hotel guests and the residential condominium unit owners. There will also be condotel units on the 7th floor- condotel units with bigger saleable area as they are provided with open patios to better appreciate the pool deck and landscaped area.

Residential Condominium- There will be 7 floors initially allocated for residential condominium units - from the 19th to the 25th floor. These floors will feature 1BR, 2BR and 3BR units.

The building is well equipped with 8 elevator sets to handel the expected heavy traffic of people that commercial oeprations, full blown hotel operations and residential functions will inevitably bring. Two elevators will be operational from the basement to the 3rd floor to service all the commercial/office levels, which is expected to house restaurants, ground floor retail shops, offices on the 2nd floor and probably the call center or casino spaces in the 3rd floor. 4 passenger elevators, with capacity of 15 passengers each car, are provided to service the hotel guests and condominium residents. These elevators will start from the ground floor, skipping 2nd and 3rd commercial floors, with the next stop at the 4th floor, which is a parking floor and stopping at each floor thereafter until the 25th floor. Access to the residential condominium floors will be controlled and restricted by providing each residential condominium owner a key that will allow them elevator access to their residential floors. 2 Service elevators are also provide. These elevators will also start from the ground floor, skip the 2nd and 3rd floors, stop at the 4th floor and at each floor thereafter until the 25th floor. These elevators are primarily for the use of hotel staff in the course of providing sevice to the hotel guests. However, these elevators are also made available for the residential levels, in anticipation of the residents needs to have their condominium units serviced- for laundry, houskeepin or any other service required. The building also features 3 pressurized stairwells, going from the ground floor up to the 25th floor, located in points easily accesible form any unit.
